Knapko Family Vacation Rentals would like to thank you for choosing us to accommodate your vacation needs during your stay in Maggie Valley, North Carolina. The following are a few guidelines to ensure a most enjoyable stay.
Cancellation Policy: Your prepaid security deposit and/or any prepaid rent monies are refundable should your reservation be cancelled at least 60 days prior to your arrival date. A $35 reservation fee (plus applicable taxes) will be applied. Should you cancel your reservation during the 60 days prior to your arrival date, any prepaid monies will be forfeited.
Security Deposit/Prepaid Rent: Security Deposits are due immediately upon reservation. Your security deposit is refundable should your reservation be cancelled at least 60 days prior to your arrival date. A $40 administration fee (plus applicable taxes) will be applied. The entire rental fee is due 2 weeks prior to your arrival date. Please report any problems or damages in your unit the day of arrival. If problems/damages are not reported, we must assume these occurred during your occupancy.
1) Phones cannot be used for long distance calls other than collect calls or personal calling card calls.
2) Please put all trash in bags and discard in the properly designated garbage cans.
3) Security deposits may be used to repair damages, replace missing contents, or to reimburse owner or property management for expenses resulting from agreement violations. We understand that some breakage of dishes could occur as normal wear and tear. Please report any broken dishes/glasses so these can be replaced for the next rental.
4) Security deposit refund checks will be made payable to registered party designated in the rental agreement and will be refunded within a 15-day period from check-out date.
Refounds: Our vacation rental property is well equipped and kept in excellent repair. While all efforts are made to have all appliances in excellent working order for our guests, there will be no refunds due to appliance(s), power, water, or television failures. Our goal is to keep these in good working order. PLEASE NOTIFY THE OFFICE IMMEDIATELY OF ANY FAILURES. Repairs will be made as soon as possible during our regular business hours. There are no refunds on early checkouts.
Cleaning Fees: Non-optional cleaning fees are included in your total balance. This fee includes the cleaning of all linens and towels, the hot tub as well as general cleaning after your departure. Linens and towels are furnished.
Check-in Time: We suggest that all guests check in between 4PM and 6PM. We ask that you strictly observe the number of occupants unless special arrangements are made with the management prior to your arrival date.
Checkout Time: Checkout time is no later than 10:00 AM. There are no exceptions. We must have the unit ready for our next guests. Please call the office as you are leaving the unit. Keys are to be left in the unit to guarantee a full refund of the security deposit. Guests that are not checked out by 10:00 AM will be charged one full days rent plus all applicable taxes. SORRY, no refunds on early check-outs.
Pets: Sorry, we do not allow pets. If a pet is taken into the vacation rental home, occupants will be evicted without refunds unless prior arrangements were made with the management. Fireplace: The fireplace is a gas burning unit. No firewood is needed. Please refer to the instructions on how to operate the fireplaces. If you need assistance, call the office.
Routine Maintenance: It may be necessary for us to enter the home during reasonable hours to perform minor repairs. We will call the unit before entering. Sub-Leasing: It is against our policy for you to sub-let the rental unit. When you reserve a unit, it is expected that you will be staying in the unit for the entirety of the rental period. You may not “pass” the unit on to neighbors, relatives, friend, employees, etc. for several days or weeks. Should you have a question regarding this, PLEASE CALL THE OFFICE PRIOR TO YOUR ARRIVAL.
Phone: The phone number to your unit is listed in your Rental Agreement. Creek ’n Woods has a long distance blockage and will require a long distance calling card. Directory Assistance calls are $1.00 each and are to be paid prior to departure as well. Also, SECURITY DEPOSITS ARE NOT MEANT FOR PHONE CALL CHARGES DISCOVERED AFTER DEPARTURE. Should the owner receive call charges that exceed any amount left, you will be billed for the additional amount including a$15 service fee (plus applicable taxes).
Non-Smoking Policy: Creek ’n Woods is a smoke free property. Please do not smoke in the home or toss cigarettes into the woods.
Trash: Please put all trash in trash bags and place in the designated outside trash cans. You will find extra trash bags in the pantry if needed.
Messages: Creek ’n Woods is equipped with 2 phones and a phone answering machine. The phone number is printed in the rental agreement. We DO NOT DELIVER MESSAGES, except in cases of extreme emergency (death, accident, or serious illness). Emergency calls after normal business hours should be directed to the Haywood County Sheriff’s Department -828-452-6666. Be sure to leave the name of our firm and the name and phone number of your rental unit with someone who might need to reach you.
Tenant Responsibilities: Each rental unit is furnished tastefully to reflect the taste of the owner. Should you have any special requirements it is your responsibility to request these items. We ask that the home be treated as if it were your own. Please leave it as you found it, being sure to wash and put away all dishes and remove all trash. Please do not rearrange furniture. Knapko Family Vacation Rentals will not be responsible for items left in the unit by tenants. If Knapko Family Vacation Rentals is requested by tenant to pick up and return any item left in a unit, item(s) will be returned to tenant via C.O.D. including a service charge of $35 (plus applicable taxes).
Campfires: No campfires are allowed. Remember that you are on private property and in the woods. Emergencies: EMERGENCY PHONE NUMBERS ARE POSTED ON THE REFRIGERATOR.
Mobile Sleeping Units: NO mobile sleeping units are permitted at the units for additional housing. General Statements: In the event the owner chooses, for any reason to remove this unit from the rental program, every effort will be made to contact the renter with as much advance notice as possible. We will make similar accommodations available, or your prepaidrent/security deposit monies will be fully refounded. The renter understands that Knapko Family Vacation Rentals is a rental Agency which rents for the owner. The agency is not liable to renters(s) for (a) loss or theft of any of the renters’ properties; (b) accidents, injuries or damages of any nature from any cause (including acts of God) to renters, guests, relatives or invitees; (c) weather, road, travel, skiing or other recreational activities conditions; and (d) items removed or changed in unit by owner.
